A Little About This Space

A true oasis in the city, this space effortlessly combines a mediterranean feel with the sharp coolness of modern London. With memorable decor that is sure to impress upon entry, the space is at once bright, airy and cosy, with the floor clad in pristine black-and white floral tiles and the latticed ceiling tumbling with foliage and vintage-feel light fixtures, this space to rent is proudly original and gives off a sense of seclusion and escape from everything that goes on outside of its doors.

The subterranean kitchen is an ideal base to prepare grab-and-go food or to serve a small, perfectly-formed restaurant - but could also be used as a more generalised base of operations for any number of brands, from travel, tech, small creative team, or a specialised product outlet.

THE CROWD

On the border between Fitzrovia and Marylebone, the surrounding streets are somewhat sleepier than Oxford Street to the south, featuring more residential occupation and offices/spaces that are markedly different to the bright, attention-grabbing displays of the high street. People will travel to, through, and from here on their way to and from work, or else have reason to take the short walk from Oxford Street or Great Portland Street stations to visit something special. There is little here to appeal to the younger crowd except perhaps the Nando's a few doors up the road, but professionals living and working nearby will happily investigate anything new in this established part of town.

MEET THE NEIGHBOURS

This part of Great Portland Street is home to a series of restaurants, with more foodie places appearing the further south you travel as well as several buildings given over to services; accountants, health practitioners and the odd beauty parlour, and creative studio. The presence of a Sainsbury's Local a few doors to the north indicates the requirements of those living in the stories above the ground floor; a good potential market to tap into.

Home Truths

The area is not retail-oriented, meaning casual footfall will be lower than the busier parts of central London. The existing decor will not suit everybody's taste.
