Interior designer Shaun Clarkson (The Drapers Arms, Oxo Tower) has injected his colourful, extravagant style into every inch of Pitfield, his gallery, lifestyle shop and co-working space. At the front of this ever-changing treasure trove, with large windows looking out onto the street, the shop’s in-house café is where local residents and workers come for coffees, casual catch-ups and business meetings, and it is now available to rent.
Minutes from Hoxton Square and Old Street, Pitfield Street is home to a community of long-time locals, creative professionals and an increasing array of media, fashion and tech businesses. The café has proved popular as a lunchtime spot for local workers and freelancers with their laptops on weekdays, and as a busy hang-out for Hoxtonites at weekends. The nearest station is Old Street, ten minutes’ walk away.
This block of Pitfield Street is a curious mix of fast food places, convenience stores and independent gems. Next door is chicken shop Taste of Tennessee, followed by a tailor’s, the specialist Nine Tails tattoo parlour and hat boutique CA4LA. Opposite are a launderette and a mini-mart, plus bike shop and café CycleLab & JuiceBar.
Space for stock is available but limited.

Listed below are the Pitfield assets that will remain as part of the deal. As discussed we have been assured by Pitfield that all these assets are in good working condition. Inventory and condition survey to be taken on the day of takeover.

Toilets are shared with SH!!. Storeroom is shared with SH!! but by mutual arrangement the space has been used mostly for for the cafe storage. Lollipop will maintain the neighbourly mutual arrangement with SH!!. SH!! manager is only person with master keys to exits. The common walkway area is only shared with SH!! for the purpose of access to toilets and storeroom. Ie. the shelving and office area will be for cafe use.
CCTV will be handed over to PlanetKind Trading as Lollipop. Current building and contents insurance for cafe is covered by Pitfield. Public liability and indemnity insurance cover on cafe will be taken out by Lollipop. SH!! will reassure Lollipop of sufficient cover.
There is 3 phase electricity and all rates and utilities are covered by Pitfield as detailed in the Appear Here contract.
Redecorating the spaces internally and externally will be permitted and will be reinstated to a neutral white or cream painted colour as agreed at the end of the tenancy.
Signage: all the Pitfield signs internally and externally will be removed including all window motifs. These will not be reinstated but the physical sign outside will be removed and retained by Pitfield. Lollipop are willing to retain a small Pitfield sign on the door no bigger 6 square inches. Pitfield will supply and install this sign at their own cost.
Lollipop will retain the option of first refusal on a follow on 6 month lease.
Council food trading permits will be required. Lollipop will apply to Hackney Council for this under the existing A1 licence. It is agreed and understood that as a shared space SH!! also trade under this licence. Pitfield have confirmed that the closed off office at the back of the open shared retail space is licenced under a B1 licence. In the event that there are any problems from the council regarding trading in this way Pitfield will take within whatever steps are necessary to rectify this within 48 hours including suspending trading for SH!! in this B1 area until all issues are resolved.
Lollipop reserves the right to play its own music as well as retaining the control of sound system. Lollipop will apply for its music licence
Current building and contents insurance for the cafe is covered by Pitfield and will remain in place for the duration of the tenancy. Public liability and indemnity insurance cover on cafe will be taken out by Lollipop. SH!! will reassure PlanetKind Trading as Lollipop that they also carry sufficient cover.
