Connecting local landmarks like Netil House and The Dolphin with Hackney Empire theatre and the main train station. Waste collection is set to a number of collections per week and if these were to increase, tenant would be liable for this increase in cost.

Tenant will be liable to pay the administrative fee for change of DPS on the alcohol license.

Tenant is required to have public liability insurance.

The site will come with:
- Wifi hub, CCTV, and ground-floor speakers. No amplifier is provided.
- Bar top and shelving.
- 6 burner cooker & oven (gas), 2 deep fat fryers, hand sink, dishes sink (with spray arm), working extraction. The two deep fat fryers and six burner cooker & oven will be serviced and received in 100% condition. Before the end of tenancy, Tenants must serve all these equipment before returning the space to the Landlord. Any repairs or maintenance during the tenancy is the responsibility of the tenant. Above items could be removed in advance by the landlord at request of tenant prior to launch.

In the event of a Government imposed lockdown, the tenant will be required to pay 50% of the rental amount of the period affected.
