A Little About This Space
Home to two universities, the Royal College of Music and a whole host of cultural venues, bars and clubs, the area around Oxford Road Station is one of the city’s most exciting. Ideal for grab and go concepts (although no coffee, please), this small unit to let is right next to this busy station’s entrance, perfectly placed to catch the eye of the eight million people who pass through it each year.
THE CROWD
With Manchester University, Manchester Metropolitan, the Royal College of Music and the Northern School of Dance nearby, you’re guaranteed a steady flow of student traffic alongside the many commuters making their way to and from work. Although morning rush hours are pretty busy, it’s evenings that bring the biggest numbers as office workers head home and a younger crowd comes here for a night out at the likes of Black Dog Ballroom and Gorilla. Weekends can be fairly quiet.
MEET THE NEIGHBOURS
You’ll be close to US-style diner Archie’s, Java Bar Espresso, the Palace Theatre and The Principal Manchester, a fancy four-star hotel. Around the corner on Whitworth Street West are bar/venue Gorilla and cool bowling alley Dog Bowl.

Rules of The Space
The space must be cleared by the brand at the end of the tenancy, with all rubbish removed from the site.
Upon arrival on each day of trading you are to report and sign in at the Customer Information Office which opens at 7am. Set-up must happen before 7am, and you must not start trading until you have signed in at the Customer Information Office.
Any brand using a vehicle to unload from must be off site by 7am. If you breach this or if you are late then you will not be allowed to unload and set-up unless the Station Management Team grants special dispensation.
Please ensure you have a copy of your up to date public liability insurance, hygiene certificate, PAT testing certificates and Fire equipment certificates on your person at all times. These are mandatory to trade.
You won't be allowed to vacate and leave the site between 4pm and 6.30pm.
Make sure you close at the agreed time and sign out at the end of every day. You will need to sign out at the Customer Information Office which closes at 8pm.
Minimum let is 1 week; the maximum is 3 months, for now.
The landlord is happy for changes to be made to the space, but you’ll need their approval first.
