Formerly home to Bracknell’s Topshop, this retail space is set up for a fashion brand and all those incoming Christmas shoppers. Bracknell’s shopping quarter enjoyed a £240 million renovation recently, bringing with it queues around the corner and 4000 new parking spaces. To some it would seem bland, surrounded by brands you see everywhere else, but this spot attracts an enviable number of people ready to shop.

Your visitors will be high street lovers who are conscious of what they spend. There are very few ‘high end’, expensive stores in The Lexicon. There’ll be some lunch-hour rushing, but a lot of visitors are there to browse, so a new brand moving in will spark interest. Busier during the weekend, a 7pm closing time ensures a few after-work stragglers. The area around the shopping centre is pretty much purpose built for shopping, eating and cinema-going, so there’s no nightlife and residential areas are a few streets away. Bracknell tube station and bus station are 5 minutes’ walk, but a lot of people drive here.
Downstairs, you’re facing one of the main squares, with a WH Smith and a Sainsbury’s. There’s an ATM around the corner, as well as a mobile repair shop, and Love Coffee. Upstairs, one neighbour is empty and the other, bizarrely, is a recruitment agency.
This is a shop of two halves. Upstairs is a ghost town, with empty lots and little-known budget brands. Downstairs is more in the thick of it, so it’s worth putting your most appealing stock here.
