Tucked away in Archway’s creative quarter, The Skylight Showroom sits within a converted Victorian warehouse turned working artist studio and exhibition space. With soaring ceilings, a dramatic original glass roof, and over 1000sq ft of open-plan floor space, this unique venue is full of character and flooded with natural light. Ideal for exhibitions, brand launches, workshops, and creative showcases, it offers a striking setting that’s both raw and refined. The space holds up to 60 people and includes access to shared bathroom facilities. With a minimum booking period of three days, it’s best suited to focused, high-impact events that can make the most of the building’s distinctive energy.

The space is not visible from the road and is accessed via a shared courtyard. It’s part of an active artist complex, so you’ll need to maintain uninterrupted access for resident artists and be respectful of shared kitchen, toilet, and communal spaces.

Space rules
1. Access & Hours
Access is from 10am–10pm unless agreed in writing
All setup and takedown must happen within your booked hours
You will receive locking instructions and must sign to confirm you understand them

2. Capacity & Use
Maximum capacity is 60 people (fire safety requirement)

3. Space Conduct
No access to artist studios — do not block front or side entrances
Toilets are shared — artists must have uninterrupted access
Return the space to its original condition — charges apply for damage or failure to clean
You are responsible for event security and the space must be supervised during public hours

4. Sound, Setup & Safety
All technical setups must be approved in writing in advance
Amplified sound/music must be approved and kept at a respectful level
No flames, candles, incense, smoking, e-cigarettes, or narcotics
Submit a risk assessment before opening
Submit a content/trigger warning form if relevant

5. Cleaning & Waste
You must fill and sand any holes, repaint walls if needed, and remove all rubbish
Rubbish must be placed in black bags and disposed of in the courtyard bins
Oversized waste must be taken off-site by you
Optional £150 repaint fee (deducted from deposit if requested or required)

6. Equipment & Materials
All electrical items must be PAT tested
Heaters must have a thermostat and tip-over switch
No oil paints or chemicals may go down sinks

7. Insurance & Licensing
THE BUILDING IS NOT LICENSED. The hirer is responsible for obtaining any necessary licences or approvals, including a Temporary Events Notice if applicable.
Provide £2 million public liability insurance
If applicable, you are responsible for obtaining a Temporary Events Notice (TEN)

8. Promotion & Branding
Bomb Factory name and logo may not be used in promotions without written permission
Venue is not responsible for media coverage or publicity unless agreed in advance
