A little about this space
This stunning West End blank canvas space is very centrally located on one of Fitzrovia’s premier roads and just a few minutes walk from Oxford Circus. It offers the perfect art gallery, fashion showroom, product launch and pop-up retail location with 150 sq m of bright, open plan gallery space spread over two floors. The ground floor offers an eye catching front widow with very high ceilings and bags of natural light from the front and the skylight at the back. The lower ground floor offers further open plan space with cleverly designed LED light boxes that create a well lit and inviting gallery space. Although large enough to take more the capacity is 80 guests that can be accommodate standing or seated. For art exhibitions and other longer term enquiries the price is negotiable - please contact the gallery manager to discuss.

Opening hours
Monday to Friday: 9:00 am - 6:00 pm
Weekend: 9:00 am - 6:00 pm
Space rules
Check-in is from 9AM on the first day of the tenancy. Check-out is by 5PM on the final day.
If the space has not been vacated by 5:30PM, a £400 late fee will apply for the first hour. Each subsequent hour will be charged at £500.
If the brand does not arrive within 45 minutes of the scheduled 9AM check-in, a £150 rescheduling fee will apply.
Cleaning:
A £150 cleaning fee will be added to the initial payment or deducted from the deposit.
Redecoration:
Redecoration is permitted, subject to landlord approval.
Any other work to the space requires prior landlord approval. All external signage also requires landlord approval.
Events & Trading Hours:
Evening events, launch receptions or trading outside the permitted hours require prior landlord approval. No activity is permitted beyond 8PM on any day.
Noise & Works:
Noise must be kept to reasonable levels at all times.
Noisy construction works are permitted Monday to Friday, 9AM to 6PM, and Saturday, 9AM to 6PM. No noisy works are permitted on Sundays or bank holidays.
Utilities:
Utilities are included, subject to fair usage of up to £150 + VAT per month.
Insurance:
Brands are required to hold Public Liability Insurance of no less than £2 million.
Power & Lighting:
13-amp sockets are available throughout the space.
Moveable gallery spot lighting is installed throughout.
Loading Access:
Loading access is via the front door on Great Titchfield Street. There is a single yellow line outside the space for unloading.
Rubbish & Waste:
Brands are responsible for the removal and disposal of all rubbish from the space.
