A little about this space
Two floors, over 1,400 sq ft and a whole lot of potential. This Fitzrovia gallery is a bright, adaptable blank canvas for brands looking to do something a little different. Upstairs, a striking shopfront, high ceilings and plenty of natural light set the scene, with a skylight bringing an extra hit of brightness from the back. Downstairs, integrated LED light boxes give the lower ground floor a distinctive edge, ready to be transformed into an exhibition space, showroom or immersive brand experience. Whether you’re launching something new, opening a pop-up or putting on a show, this space gives you the freedom to make it your own. There’s room for up to 80 guests, standing or seated.

Home truths
The lower ground floor has less natural light than upstairs, but its integrated LED light boxes offer plenty of scope for creative installations and immersive displays.
Hires of three days or more may be eligible for discounted rates. Pricing is based on dry hire from 9am to 6pm, with extended evening hours available on request. Speak to the gallery manager to discuss your plans.

Monday to Friday: 9:00 am - 6:00 pm
Weekend: 9:00 am - 6:00 pm
Space rules
Check-in is from 9AM on the first day of the tenancy. Check-out is by 5PM on the final day.
If the space has not been vacated by 5:00PM, a £400 late fee will apply for the first hour. Each subsequent hour will be charged at £500.
If the brand does not arrive within 45 minutes of the scheduled 9AM check-in, a £150 rescheduling fee will apply.
Cleaning:
A £200 cleaning fee will be added to the initial payment or deducted from the deposit.
Redecoration:
Redecoration is permitted, subject to landlord approval.
Any other work to the space requires prior landlord approval. All external signage also requires landlord approval.
Events & Trading Hours:
Evening events, launch receptions or trading outside the permitted hours require prior landlord approval. No activity is permitted beyond 8PM on any day.
Noise & Works:
Noise must be kept to reasonable levels at all times.
Noisy construction works are permitted Monday to Friday, 9AM to 6PM, and Saturday, 9AM to 6PM. No noisy works are permitted on Sundays or bank holidays.
Utilities:
Utilities are included, subject to fair usage of up to £150 + VAT per month.
Insurance:
Brands are required to hold Public Liability Insurance of no less than £2 million.
Power & Lighting:
13-amp sockets are available throughout the space.
Moveable gallery spot lighting is installed throughout.
Loading Access:
Loading access is via the front door on Great Titchfield Street. There is a single yellow line outside the space for unloading.
Rubbish & Waste:
Brands are responsible for the removal and disposal of all rubbish from the space.
