Any redecoration must be agreed with the Landlord in advance, no alterations to the brick walls are allowed.
The landlord does not take bookings of under 7 days in length if the booking is more than 6 weeks in advance.
The Rules and Regulations
Redecoration: The tenant will need to send in an application to drill into the walls, as the landlord will need to approve where and how much you plan to drill.
Utilities: Included unless using 3-phase power (to be checked on site)
Hours of operation: No activity including loading can happen outside of 07 00 - 00 00. Please confirm with the Local Authority regarding their permitted trading hours for your type of activity.
Branding can be placed on the signage above the shop and on the shop front windows (vinyls etc) and the Landlord’s consent is not required.

Premises is defined as the Ground Floor Shop Unit of the Building.
The Tenant shall only be required to put, keep and hand back the Premises in no worse condition that they are in at the date of the lease as evidenced by a schedule of condition dated 6 October 2019 only and Clause 1.2 shall be amended to read as such.
Where the Tenant is liable to pay the Landlord’s costs of repair, the Tenant shall only be liable to pay the landlord’s reasonable costs.
